In grittier times in “Midtown Village,” Full Moon Saloon was, well, exactly what the name suggests. A couple of years ago, according to Foobooz, new signs reading ‘Thirteen Street Bistro’ were affixed to 131 S. 13th St., suggesting that a new restaurant was coming to this space on this hopping block.
But in the two years that have passed, nothing whatsoever has happened to this space. This in spite of the fact that the surrounding commercial corridor has continued to thrive, with excellent stores and restaurants dotting the block.
The property was listed for sale intermittently over the past few years, with prices ranging as high as $1.7M and running as low as $1.3M. Looking at some interior photos from a listing that expired back in April, the space could clearly use a good deal of sprucing up but isn’t in disastrous shape either.
Perhaps most intriguing about the property is the space on the upper floors. There are twenty one rooms and six bathrooms upstairs, with a boarding house setup. Apartment conversions could bring attractive rents. Or the listing suggests something even more interesting, a boutique hotel setup. Without seeing the space in person it’s hard to determine a layout, but little hotel with ten rooms or an upscale hostel with more rooms could be a really interesting use here, assuming the bar/restaurant space was eliminated.
We’re guessing that the price will have to come down some to make a deal possible. But hey, if you think you might be interested, call the number on the front of the building.
