When we last checked in on the southeast corner of 12th & Lombard, the unfortunately named Pain Center had just been demolished in preparation for the construction of six new homes. As spring has changed to summer and now summer prepares to exit stage right, the new homes have slowly risen on this site. All have been framed, and sheathing is underway for the southernmost homes.
The developer, in case you don’t recall, is Virgil Procaccino, someone who’s been in the Philly real estate biz for decades. Harman Deutsch has done the architecture here, designing high-end homes with three bedrooms, three full bathrooms, and three half bathrooms. The homes will have two-car parking, accessed through a rear drive aisle.
Six months ago, two of the homes were already under contract, before foundations were even poured. The remaining homes were listed at $1.8M, according to a commenter, and we would imagine that several more of have gone under contract in the intervening months. Hopefully, construction on the homes will be wrapping up by the end of the year, and Mr. Procaccino will be able to move along to his next project, whatever that may be. Let us together pray that it too will involve the demolition of an unfortunate building that we always hoped would get torn down. Any suggestions?
