Last fall, we tipped you off about two projects under construction in the West Poplar/Spring Garden/Spring Arts neighborhood. 622 N 12th St. was the massive building with the funky bay window and parking in the front, and 1217-19 Mount Vernon St. looked like two new construction, single family homes.
In the intervening months, both projects have wrapped up, and both are now on the market, ready for new homeowners.
622 N 12th St., built by Carmel Developments Inc., features three condo units. The two bedroom, 2.5 bathroom units range in price from $349K (for the middle unit) to $359K (for the first floor unit or the third floor unit). High end features abound, and the units are really large, with the smallest coming in at over 1600 sqft. That’ll happen on a 28’x100′ lot. There are also two parking spaces available for purchase, for $20K/each.

Meanwhile, we were way off base when we thought that 1217-19 Mount Vernon St. would be two single family homes. Turns out, it’s four condo units, and the developer is referring to them as Camac Court. The units are, like the condos around the corner, quite large, ranging in size from 1700 sqft to 2100 sqft. Each unit offers 3 bedrooms and 3 bathrooms, and prices go from $372K to $389K. Each unit comes with one designated parking space.
It’s a little surprising to us that developers are expecting to get condo buyers at these price points in this neighborhood. While the area is rapidly improving, it’s certainly not reached the level of, say, Northern Liberties or Graduate Hospital, where slightly smaller units can be had for similar prices. Are these developers reaching? Or are they ahead of the curve? Or will people pay a premium to have easy access to Union Transfer and the Institute?
Only time will tell.
