In West Poplar/Spring Garden/Spring Arts, there are plans for the development of a long vacant lot, at the northeast corner of 12th and Brandywine Sts.
This lot has an interesting past and a confusing present. For decades, it was the site of the John M. Ogden Public School, which was clearly torn down years ago. Just to the south is the controversial Church of the Assumption, as well as another vacant lot owned by the same entity that owns the church.
Recently, two properties that are a part of this parcel came on the market. 1141 and 1143 Brandywine St. are listed, preconstruction, for $375K. They will be 2500 sqft homes with 3 bedrooms. 2.5 bathrooms, and garage parking.
Just don’t ask us who the developer is, or when they bought the lot, or how much they paid. Because according to public record, this lot doesn’t exist. No address on 12th St., no address on Brandywine St., no address on any street that we can find.
The good news is that this lot is right in the thick of a ton of recent development, which we’ve covered ad nauseum. And better yet, right up the street is one of Foobooz’s top 50 Philly Bars (no. 46),The Institute.
