Over the last couple of years, we’ve seen several buildings renovated and multiple vacant lots filled on Fairmount Avenue. On the 1400 block alone, a long-vacant triangular lot is turning into the JBJ Soul Homes, and a thirty-unit development has replaced a seafood warehouse in recent memory. Though several vacant lots remain on Fairmount, it seems as though one more will soon disappear. Next week, developers will present a project to the ZBA to build a new mixed-use development at 1720-30 Fairmount Ave.

Future building

1720 Fairmount Avenue LLC purchased the 6,300 sqft property a couple of months ago for $900K. They’re proposing the construction of a 48′ high building with twenty-one apartments, commercial on the first floor, and ten parking spaces. We’re guessing that the commercial space will only take up about half of the first floor, and the rest will consist of the parking spaces. Currently, the lot is home to bricks and stone, ostensibly for a nearby business.

Not only is this project exciting in that it would fill in some empty space on Fairmount, but also that it will rise next to another property that will soon undergo renovation. As we told you last month, new owners purchased the adjacent art deco property and have plans to convert it into commercial on the first floor and residential above. Hopefully, the architecture of the new building will mesh well with the look of the existing building next door.

We’ll be sure to keep an eye on both of these projects, and will give you a heads up when there’s progress at either property.
