In checking out two South Kensington sites last week, we stumbled onto 1300 N. Orianna St., a new construction single-family home. You may recall, last week we told you about plans for three-hundred-plus units at 2nd & Thompson, as well as the possibility of five new homes at the corner of 7th & Thompson. The new home on Orianna St., which replaces a one-story garage, sits more or less in the middle of these two projects.
Developers Modern Construction Group LLC purchased the property back in 2010, and public record claims that they paid under $4K. Somehow we suspect that the sale price was much higher than that. We’d imagine the home will go on the market, though it would be attractive as a rental as well.
Immediately to the west are 331 and 333 W. Thompson St., two severely blighted properties. Both were purchased for a pittance back in 2007, and seem like attractive living options for pigeons and stray cats. It should come as no surprise that both are tax delinquent, 331 to the tune of over $5K and 333 just under $4K. But hey, why should the City want to send them to sheriff’s sale? Sounds crazy to us, too.
Not only would the immediate neighbors as well as the future neighbors on the corner appreciate new owners for these two properties, but we’d imagine that the owners of the 3rd Ward would be grateful as well. As you may have forgotten by now, we first told you that 3rd Ward, a Brooklyn-based outlet for all your creative needs, was coming to 4th & Thompson way back in September of 2011. But from what we’re hearing, they’re finally set to open this month. Hopefully, the blight around the corner won’t stick around for too long after.
