Over the summer, we brought you to the 1300 block of Mascher St., a block with mostly warehouses, a few homes, and a rather large vacant lot right in the middle. It seems likely that this parcel, 1326 Mascher St., was once a warehouse too, but those days are long gone.
When we visited this block together, we told you that developers had appeared before the community with plans for twenty homes on this large parcel, and we hoped that they would get their needed approval from the ZBA. Turns out they got approval on the very day we wrote the post, and now the project is proceeding. Though groundbreaking hasn't happened yet, we were able to cull the pre-construction listings for some images of just what this project is gonna look like. Check it out:
As you can see, there will be two rows of ten homes with a drive-aisle in between them. Each home will have a garage that fronts the drive-aisle, which will be accessible from either Mascher or Hancock Street. The elevations drawing above shows that each side of the project will have seven 3-story homes and three 4-story homes. Looking at the listings, the interior 3-story homes are priced at $400K, the corner 3-story homes are priced at $425K, and the 4-story homes are priced at $450K. Somehow, the homes with the extra story only have an additional 350 sqft of space but they seem to lay out much more intuitively.
When these homes get moving, they'll be a welcome addition to a neighborhood that's seen unprecedented development in recent years. And we heard through the grapevine that Liberty Square, a giant mixed-use development close to Girard Avenue, should be moving forward in the near future as well. So look for the action to continue in this neighborhood, with projects large and small coming soon.
