Front Street is getting another project, and it's farther north than you'd probably expect. The other day, we found ourselves on Front Street, just north of Norris Street, and we spied a new foundation. 2008-2020 N. Front St. has been sitting vacant for who knows how long, but now developers are planning a new mixed-use building here.
ACG Hope Street LLC bought the large property over a year ago, and recently poured some foundations that will accommodate a rather sizable building. We actually couldn't find the permits, so we reached out to the architects at Harman Deutsch to get the scoop. According to their feedback, look for a three-story building with twenty-two rental apartments and a large first-floor commercial space. There are no drawings, but if any find their way into our mailbox we'll be sure to pass 'em along.
Of course, this project is a further sign that Front Street is on the come in a major way. Just a couple weeks ago, we told you about plans for a the new Honeygrow headquarters on the 1600 block. Half of the Town Homes at Liberties North are visible from the 1300 block. Also on the 1300 block, a funky building was constructed last year. Just across Norris Street, a pair of former banks won't be demolished after all, with Onion Flats moving forward with plans for reuse. And there are other projects which we'll cover soon enough.
Of course, there's still the matter of the methadone clinic that's slowly coming together just a block to the north, but it doesn't seem to this point like it's depressing developer interest in the area.
