Despite the fact that it's been under construction for over a year, we've somehow never covered 500 Walnut, the new ultra-high-end apartment building at the southwest corner of 5th & Walnut. This parcel was sitting vacant for years, and has several development possibilities come and go before Scannapieco Development Corporation, the company that developed 1706 Rittenhouse Square, stepped forward with the project that's now happening. That project is currently about 12 stories tall but will eventually rise to 26 stories.
Though the building will rise quite high and join the skyline, it will only contain about three dozen units. According to a story from Philly.com, the smallest units will have about 2,000 sqft of space with an asking price of $3M, full floor units will have about 4,300 sqft of space, and an 8,900 sqft penthouse unit is under agreement at $17.85M. The building will have a baller 86-spot automated underground parking lot, which means that cars will come up quickly and the lot will require no staffing. Other amenities will include a lap pool, a massive terrace, a fitness center, a billiard room, a meeting room with a kitchen, and an on-call town car and driver. The building is probably about a year away from completion, but at least half of the units are already under agreement. So if you're looking to move to Society Hill, have a few million bucks burning a hole in your pocket, and have always wanted a view of Independence Hall from your living room, your opportunities are dwindling!
