According to the agenda for next week’s CCRA zoning meeting, an eleven home development is in the works at 1803-29 Lombard St., currently a surface parking lot.

A couple of meetings have already taken place regarding “Lombard Estates,” and we’ve got the scoop thanks to a couple of insider sources. Noah Ostroff, local realtor and all around nice guy, is the developer behind this ambitious project. Ostroff, fresh off his successful three home development on the 1800 block of Kater St., is kicking it up a notch and has retained Vincent Mancini of Landmark Architectural Design for this project.

The eleven homes will all be four stories tall, with rear access, at-grade parking through a single curb cut. There will be a common drive that’s located behind the homes to provide access to the parking spaces. The homes will have no official rear yards, as this space will be taken up by the parking and the driveway. From what we understand, there will be rear decks off the second floor that will serve as de facto yards.

The design is expected to resemble Landmark’s proposed project at 3rd and Brown Sts.

Near neighbors seem to be generally in support of this development, though some are rightly concerned about the close proximity of the second floor decks to the rear property line. We imagine it will be a couple of months and a couple of revisions before everyone is holding hands and singing kumbaya.

And the best news about these proposed homes? Very easy access to Tangier. Yum.
