For several years, 941 S. 3rd St. was a blighted property with a collapsed back. Back in 2005, it was purchased for $300K, but it went through foreclosure in 2011. At some point in the last couple of years, the building was taken down, we'd guess by either L&I or the bank which owned the property. In 2013, the property was listed for sale by the bank along with a vacant lot behind it on Bodine Street. The combo sold in a little over two weeks.
Passing by the other day, we saw a new condo building has appeared on 3rd Street and a new home has risen on Bodine. The lower unit in the condo building is listed at $380K, with 2 bedrooms, 2.5 bathrooms and 1,000 sqft of living space. The upper unit also has 2 bedrooms and 2.5 baths, and is listed at $390K. We confess, we were not expecting prices quite so high here. The home under construction on Bodine Street is listed for $450K, but it's going up on a rather skinny lot.
The Bodine Street home is being built right behind another home we previously covered- the home at 225 Carpenter St. was required to remove siding in favor of brick back in 2012. That home sold earlier this year for just shy of $490K.
We wonder, if that was the price for the tall corner property, will the home up the street sell for the asking price? Will the condos around the corner sell in the high $300K range? It will indeed be interesting to see just how it all shakes out.
