We’ve heard rumblings about Weccacoe Flats for months now, but only yesterday did we happen upon the future location of this neat development. 817-19 S. 5th St., just around the corner from the soon-to-be-made-over Weccacoe Playground, currently consists of two fairly standard Queen Village 2.5 story homes that look like they could use a makeover as well. Instead, it appears they will be torn down.
The new development will consist of a single, extra-wide building that consists of three condo units, each taking up one floor (hence the name “Flats”). Each 3 bedroom, 2.5 bath unit will have a dedicated parking space. The first floor will have an entrance in the front and the back, while the second and third floor units will have private access via an elevator. High-end finishes and appliances will be used, and the project will seek LEED certification.
The green angle comes as no surprise, considering the developers are the same folks who brought us Bancroft Green, the wildly successful LEED development on Bancroft Street in the Graduate Hospital neighborhood. Green features for this project will include dual flush toilets, energy efficient appliances, reused and recycled materials, increased insulation, and a heat recovery ventilator.
The prices of the units will range from $627,500 for the first floor unit to $725,000 for the top floor unit, with skyline views. Certainly significant prices, but they seem appropriate given the features, the size (1845-2075 sqft), and the location. Can’t wait to see this thing get built.
