Last week, at two different RCO meetings, developers presented plans for two new homes on the 2000 block of Titan Street in Point Breeze. 2002 and 2004 Titan St. have been vacant lots for decades, but that situation should be changing very soon. At the South Philadelphia H.O.M.E.S. meeting last Monday, the developer told the assembled crowd that he purchased 2002 Titan St. at sheriff’s sale about a year ago and had just purchased 2004 Titan St. from PHDC.

Another angle, a new construction home next door

Architect Michael Sebright from Energy Reconsidered presented plans for the homes, which will have 2,000 sqft of interior space including the basements, along with four bedrooms and three bathrooms. One challenge for these properties is that they’re located on 14′ wide lots, which presents a bit of an interior design difficulty in terms of making the homes feel spacious. The architect is using a couple of strategies, including a switchback stair with a light well that runs from the roof all the way down to the basement, to make the homes feel more open and get better natural light.

Though there isn’t much construction taking place in this immediate area at the moment, look for that to change in the coming months. Three homes on the 1900 block of Titan Street should soon be demolished and replaced with new homes, a project we told you about a few months ago. And in the other direction, a mixed-use development at Point Breeze & Titan which has been in the works for over a year should be breaking ground in the next couple of months. Add these two homes to the mix, and there’s a serious construction boom on the horizon for this little section of the neighborhood.
