The 1500 block of S. Bouvier St. has seen tremendous change in the last few years and there's more on the way. We don't have to look back too far into the past to see a block that was littered with blighted properties and vacant land, but if you visit today you'll see a number of new homes have risen on the block. But despite the new development, there's still a large patch of vacant land on the south side of the block.
But that's not sticking around for much longer. Affordable housing developer Innova has poured three foundations at 1524-28 S. Bouvier St., and three new homes are forthcoming. You may recall, they have a large affordable project just a block to the north on the 1400 block. What we're not sure about here is whether these three homes will be offered at an "affordable" price, as Innova does do the occasional market rate project, as we've seen.
You can see in the photo above, there are zoning notices posted immediately to the south of the foundations. 1532-36 S. Bouvier St. were owned by a City agency until a couple years ago, but the trail of title is a little confusing. From what we can tell, the properties were sold to a church at a very low price point a couple years back. The church turned around and resold the properties to a developer, reaping a large profit. Those developers are soon going to the ZBA with plans for three new homes, and it seems likely that they'll get approval, given the number of similar homes on the block.
So for those keeping track, that's roughly half a dozen new properties on the block in the last few years, and at least half a dozen more coming in the very near future. We never expected so much development this far south in Point Breeze, but the new projects just keep on rolling in.
