As the years have rolled along and Point Breeze has gotten more and more attractive to developers, we've seen heretofore ignored blocks get unexpected attention. We've spilled a ton of (proverbial) ink discussing the southern spread of construction as lots closer to Washington Avenue have become more scarce and more expensive. Recently, we told you about a new home under construction on Lambert Street, on a mostly vacant block that's tucked behind Point Breeze Avenue. Today we direct our attention to the 1400 block of S. Ringgold Street, which sits just half a block from the 25th Street CSX viaduct. This block is poorly located, has a number of vacant lots and blighted buildings, and… three homes under construction.
The developers named their LLC RF Edge I, perhaps because they're building on the edge of the neighrhood, and bought 1406, 1410, and 1433 S. Ringgold St. over the summer for a combined $100K. They now have three homes in roughly the same phase of construction, and all of the homes have a curvy bay window element. The southern home, you'll notice, has a third floor setback because it's got two story homes on either side. Of course, since the code doesn't demand it, the developers smartly built the second floor above the cornice lines of the other homes on the block. This presents some architectural dissonance but much better ceiling heights inside. The two homes on the northern side were able to get away without the setback since they've each got a vacant lot to one side.
We don't see the homes listed for sale, but we'd bet that they'll eventually sell for prices approaching $400K. With that in mind, we'd wager that other developers will soon descend on this block, which still has several vacant lots and blighted buildings. These new homes might be the first on this block in a long time, but you can rest assured that others will follow in short order.
