A reader checked in last week with some info about a property on one of the more rehabbed blocks in Point Breeze that may soon be in for a similar fate. 1740 Annin St. was purchased for $80K back in 2005, and has been listed at $60K as a short sale for almost a year. From the looks of the exterior, you wouldn’t necessarily think that this property is a shell, but the listing indicates that it’s in need of “extensive repair.”

A couple of weeks ago, a buyer came forth, settling on the property for $65,100. Our reader witnessed a clean out crew gutting the property the other day, ostensibly preparing it for rehab. And on a block where two-story rehabs have sold in the low to mid $200K’s and new construction homes have sold for as much as $310K, we suspect the developer will have little trouble finding a buyer.

Like most blocks in the neighborhood, the 1700 block of Annin Street is still a work in progress. Directly to the west of 1740 are two new construction homes. To the east, a two story home with a bowing front, and a vacant lot. But as we mentioned above, there are quite a few new construction homes here, making for a block that’s more stable than many. Moving forward, we’re hoping for a little more architectural creativity as new homes are built here in the future.
