As the development activity continues in the Point Breeze neighborhood, it’s continuing to spread to the south and to the west. We came upon two projects on the 2300 block of Federal Street the other day, around the corner from six homes that were built in the last couple of years on 24th Street.
Heidy Kelly purchased 2302 Federal St. in 2012 for $70K, as a three-unit shell. The property has been blighted for years and has been on and off the market a couple of times, but in the coming months it will be transformed into a rehabbed single-family home. We’ll be interested to see what they do with the facade, which currently looks awful.
Just down the street, Aga Developers LLC is building a new single family home at 2329 Federal St., a lot they bought at sheriff’s sale last summer. There had also been a blighted home here for many years, but the City tore it down before the tax sale took place. Hey, saved the developer some shekels on demolition costs.
As you can see, this home has the eight-foot setback required for a third story by the new zoning code. Also, notice that another blighted property in the first photo has likewise been demolished by the City- it should also be turning into a house at some point in the near future.
2329 Federal St. is currently listed for sale for $349K. The three bedroom, three bathroom house will have about 2,500 sqft of living space, and should be ready by June.
