Last week, we told you about plans for twenty-two new homes to replace a large warehouse on the corner of 20th & Wharton. This project would join the exciting proposal for 48 additional homes, which would replace another warehouse next door. Both projects went before the community earlier this week in a very well attended meeting that was particularly well publicized by the pit-bull fearing opposition. Hopefully, the ZBA will agree that these two projects would be a boon to the neighborhood.
Down the block, closer to Point Breeze Avenue, a much smaller project is already underway. For years, 2026 Wharton St. has been a vacant lot with a City owned vacant lot next door and a rough-looking but occupied home on the other side. Passing by yesterday in the pouring rain, we noticed that a foundation has appeared on the lot. This makes sense, at it was purchased by Casual Livin LLC late last year for a low, low price of $15K.
Soon, a new single family home will rise here. We're pessimistic that a new home will replace the vacant lot next door, as it's owned by a City agency as we mentioned previously. As for the home at 2028 Wharton St., we suspect it will soon experience redevelopment as well. Notice, in the photo above, there's a Century 21 sign on the home. It's currently under contract at a list price of $85K. Will it be fixed up, or demolished and replaced? We'll see soon enough. Whatever happens to the house, one thing seems certain- this block is in for some pretty significant changes in the next few years. Should be fun to watch.
