If you love Dave and Busters, maybe you’d like to live as close as possible to their location on the Delaware waterfront. For a rental, we’d suggest One Water Street apartments, a residential high rise just north of the Ben Franklin Bridge which was completed just a few years ago. If you’re looking to buy a place, you’ll have a chance to buy something rather unique if you’re willing to wait a couple years. Developers are currently working their way through permits on a high-end duplex at 301 N. Front St., and we imagine these units will be listed for sale once they’re built.
Currently, there’s a squat vacant building at this address which was last used by the Philadelphia Yacht Club. On Water Street, the building rises two stories, with ground floor parking. The building curves around the Front Street intersection and as the grade rises, the second floor on Water Street becomes the first floor on Front Street. The building was built in 1990 and is remarkably unattractive, covered in gray stucco.
Clearly, nobody will mourn the demolition of this building. Despite this, the property sits in the Old City Historic District, and the Historical Commission therefore has a voice in whatever replaces it. While this creates an additional layer of bureaucracy for the developers, it provides us with some really useful information, as we can share renderings of the proposed duplex for this site, which will require sign-off from the Commission. We would imagine that some of the finishes will change, but the project will at least resemble the drawings above. Best of all, the new duplex will maintain the curvy footprint of its predecessor, making it one of the more unusual new builds in town. We imagine that will be selling point, once the project actually gets built.
We are hoping that Delaware River views are not a selling point, however. In between the project and the river is a large vacant lot which should eventually house a 360-unit highrise that will echo One Water Street just to the south. Almost two years ago, we told you that this project, which had started construction, was stalled. As you can see, it remains stalled.
Here’s to hoping that the project starts up again next year, blocking the views for the new duplex at 301 N. Front St. but adding hundreds of new residents to this rapidly growing area. And sure, losing the views will be less than ideal for whoever buys the units at 301 N. Front St., but at least Dave and Busters should still be there, offering skee-ball and app boards on game day. As their website says, your tastebuds deserve a win, too. Indeed, truer words have never been written on the internet.
