Sure, 2nd Street in Northern Liberties has experienced growth in the last few years. New businesses have opened, and more are planned. And new buildings are under construction, with two under construction on the 600 block alone. And if seems that another property, just on the other side of Fairmount Avenue is about to join the party.
Previously, 701 N. 2nd St. was a vacant lot and 703 N. 2nd St. contained an old warehouse. According to an old listing, it was once a meat packing plant/butcher shop. Earlier this year, both properties we purchased by 701 N 2nd LP for $600K. Recently, the old warehouse was torn down. Today we see a double-wide vacant lot surrounded by a fence.
So what to expect here, next to the still newish Bourbon & Branch? Typically, we're able to get such info from the always useful L&I Map. But it was of no help, aside from informing us that the new building will have a green roof. So we instead peeked at the Zoning Archive. And that's where we found our answer. Plans are for a new four story building with ground floor commercial and three floors of residential above. And a green roof, natch. This seems like an appropriate project for this corner, and stands in strong contrast to the two-story project proposed for 2nd & Brown, just up the street. With the fence up, it seems likely that the project at 2nd & Fairmount is a go, and 2nd Street should soon be getting a new business and some new neighbors. And if the bar next door is lucky, those neighbors will be of the drinking variety.
