Around Halloween, we brought you news of the impending demolition of two existing buildings at 927-29 N. Orianna St., to be replaced by two new homes with an interesting solution to ever-present parking concerns. This project is from the folks at Callhan Ward, with design work by Fishtank PHL. Both the developers and the architects have already had successful projects in the neighborhood. We were in the area recently and noticed that considerable progress has taken place here since we last passed by.
As you can see, the old buildings are gone, the new buildings are framed, and the facades are nearly finished. The homes, each listed at $800K, have 3 bedrooms, 3.5 bathrooms, and 3,000 sqft of living space. They also both have two-car parking in the rear, accessible through a shared driveway located between the two homes. This is an interesting approach that allows each home to have a place for cars, but only creates one curb-cut. Sure, the ground-level floor plan isn’t ideal for either home, but that’s the price you gotta pay for parking in back of your house these days.
While the asking price is pretty high for these homes, we suspect that the developers will get buyers to come close to what they’re looking for. Most new construction doesn’t seem to sit on the market long in the heart of Northern Liberties, and the fact that these homes are on a smaller and quieter street makes them more attractive than plenty of other homes out there. And who doesn’t love two car parking?
Will things slow down in this neighborhood anytime soon, or will prices continue to creep upward as demand remains strong? Time will tell, but we’re not seeing too many signs of things slowing down at the moment. If that changes, of course, you know we’ll letcha know.
