We were on our way to snap some photos of the new Penn Street section of the Delaware River Trail the other day, and as we headed east on Brown Street some new homes caught our eye. Circling back around, we realized that three separate projects we’ve previously told you about on the 800 block of N. Lawrence St. are all in various states of construction.
Back in September, we told you that 837 N. Lawrence St. would soon be demolished, and replaced with a new home from Fusa Designs. Apparently the existing home was in terrible condition, with significant structural damage, which necessitated the demolition. Framing has commenced for the new home, and we were able to wrangle a rendering of the finished product.
Just across Reno Street, a project we first brought to your attention about a year and a half ago seems to finally be gaining momentum. Back then, foundations had just been poured for a large building that would include five residential units and parking on the ground floor. But the foundations sat and sat, and we wondered whether the project had fallen through, like so many others in this neighborhood over the years. Looking at the state of the site today, we’re confident that the project is indeed a go. Whether the rendering that we showed you way back when still applies we couldn’t tell you, but we’ll know soon enough.
Just a little bit further to the south at 817-21 N. Lawrence St., three new buildings have replaced a vacant lot. This represents the first phase of the Duck Flats project, which will eventually include fifteen additional units in a second phase on 4th Street. For this phase, the Lawrence Street buildings will include three one-bedroom units, three two-bedroom units, and one three bedroom unit with about 2500 sqft of space. As we told you last summer, this project has been in the works for half a decade, and it’s awesome to see it finally taking off.
It’s great to see all this action on Lawrence Street, and for a couple of projects long in the works becoming a reality at last. Considering the momentum in the neighborhood at the moment, it should come as no surprise that we have several other projects to bring to your attention in the weeks to come, including one that’s right behind one that we just described.
