The 400 block of Seville Street is a residential block in Roxborough which contains a mix of three-story twins dating back to the early 20th century on one side of the street and two story homes on the other side of the street which were built after World War II. For whatever reason, 420 Seville St. is neither of those things. Even going back to when the twins were built, there have been garages at this address. The uses for the garages varied over time, with an auto business or two operating at the site at various points, garages rented out to people in the neighborhood looking for dedicated parking, and the Roxborough Review news publication making its home here as well.

In the past

As this neighborhood has become more desirable, those garages have made less and less sense at this location. So it should come as no surprise that developers purchased the property and are now building a row of four homes here. The project, called The Views at Seville, is already well under construction, with exterior framing finished and the windows in place. Though these homes are taller than their neighbors, they are taking a cue from other homes on the block and around the neighborhood, with front porches and generous front yards.

In terms of the architecture, the good folks at Designblendz wisely didn’t try to imitate the Victorian homes next door, but instead went for a variant on the “newer” homes across the street. Of course, it’s really just an echo, as these homes are twice the size. And they made a cool choice to take the shingled cornices on the two-story homes and use a similar material for the fourth floor facades of the new homes. The fact that the fourth floors are mansards also reduces the impact of the height of these homes, in our estimation.

Homes across the street

One of the homes is already listed for sale, at a $650K price point. For a new construction home with 3 bedrooms, 2.5 bathrooms, and 2 car parking, that feels like a reasonable ask and is pretty much in line with new construction pricing in the area. A little birdie told us that the finishes are going to be high end as well, but you could probably assume that would be the case at this price. Look for the homes to be done in the fall.
