It seems as if every time we make our way up Ridge Ave., we are met with new foundations, new framing, and other progress on the many projects that have been proposed in Roxborough. Today, we check in on three such projects, all of which roughly sit proximate to the 6800 block of Ridge. These three projects are bringing hundreds of more people to the area, and all of them are making major strides.

Starting off at the northwest-most project on the block, 6910-16 Ridge Ave. is a project brought to us by Stamm Development Group. This 77-unit apartment building, called The Royale, is designed by MORRISSEY and brings a brick-forward look to the area. Formerly a couple of older homes, this modern building will include underground parking for 35 cars and a green roof. There is no commercial space due to the RM-1 zoning for this purely residential project, but there will be a curb cut along Ridge for parking access. This project is just starting to get above ground, and the website identifies a Winter 2024 completion date for this multi-family building.

Just a few steps to the southeast, 6830-32 Ridge Ave. is making major progress since we visited last April. This project from Baker Street Partners takes a much different approach than the Royale, with two buildings going up around an existing historic building, which is also getting a major refresh. This project will also include parking accessed from Ridge, along with 18 units across the three buildings. Studio C Architecture has designed an awesome-looking, traditional project, and construction thus far certainly doesn’t leave us disappointed, though it appears that an outdoor gazebo/cafe space may have been nixed from the plans. The black-and-white look here is a great addition to the corridor and we can’t wait to see how it comes together once landscaping and the other finishing touches have been added.

Slide south another few steps and you’ll find yourself at the last of our projects today, at yet another multifamily building that we covered last year. This 80-unit project at 6808-16 Ridge Ave. is framed up and is awaiting its windows and facade work. This building will also feature a curb cut along Ridge Ave., though this project will also include a Ridge-facing commercial space. It appears that the arched drive aisle may have been VE’ed out of the plans, but the progress thus far looks very close to the designs from Ingram/Sageser.

Whether you’re a person that’s loving the progress or lamenting changes in the area, it is clear that Ridge Ave. is continuing to evolve as these projects continue to come down the pike (though not Ridge Pike, that doesn’t start til you get to Lafayette Hill). This is just a smattering of the development along Ridge Ave., which is present in every direction. Hopefully this influx of new residents helps further establish this commercial corridor as one of the most dynamic in town.
