A little less than a year ago, we first told you that Pearl Apartments would be bringing the old granary building at 20th & Callowhill back to life, and would also be building a new eight story mixed-use building next door. About ten months after groundbreaking, the project is definitely progressing. What what formerly a vacant lot is now a building, and interior renovations of the granary are also ongoing.

When finished, The Granary will have 227 apartment units, underground parking, and tenant amenities like concierge service, a shared roof deck, a club room, and a fitness center. Here are a few renderings, to give some idea about what the future will bring:

And the location ain’t bad, either. Not only will residents live across from the Barnes and Whole Foods (for now), but they’ll also have about 20,000 sqft of additional retail on the first floor of the newly constructed building. Just a couple of days ago, word leaked out via Twitter that one of the commercial spaces will contain a pizza place from local chef folk hero Marc Vetri. According to Michael Klein, the shop will serve pizza in the vein of Osteria, as well as a few salads. It will also serve beer, which sounds pretty good by us.

No word yet on any of the other retail tenants, but we’ll be sure to check back here in a few months (we pass by it enough) to share some construction updates and detail any additional leases that have been signed.
