Over the course of the last year, an addition has sprouted on the building at 1334 Bainbridge St. and now it's extremely noticeable from South Broad Street. We're… not loving how it looks, at least at this point.
We actually covered this property once before, about four years ago, when it was quietly available for sale or lease. The asking price at the time was $4M for the 12,500 sqft property, and that's exactly what the new owners paid for it in the summer of 2015. At that price, we'd have expected demolition and the construction of new homes, or maybe an apartment building.
Instead, the plans include a total renovation of the building and the two story addition that you see in the photo above. When the work is done, look for an "adult primary care facility" here, per the permits. That's pretty unclear, which is why it's so helpful that the Philadelphia Business Journal recently covered this property, explaining that the Mazonni Center will be consolidating their offices and services at the building. For those unfamiliar, the Mazonni Center is a health care provider that targets the LGBT community. The project should be finished next summer and will have a $14M price tag when all is said and done.
Across the street, we told you a few months ago that the Kater Court Townhomes project was under new ownership and would be moving forward after stalling out for a couple of years. Those new owners have been working to complete and sell the partially finished homes on Bainbridge and Kater Streets while at the same time getting approvals for revised layouts for an additional sixteen homes.
Look for the next round of construction to begin in the spring.
