A few houses down from the recently completed mixed-used building on the northeast corner of 19th & Fairmount, exterior work on a triplex at 1827 Fairmount Ave. looks like it was recently completed.
Previously, the first floor of the property featured a dull crawfish red front that looked like it once contained a business of some kind. A permit filed last spring mentioned bay windows on the third-floor but there are no bay windows in the now finished face of the building. According to public record, the property sold last February for $210K.
This makeover represents one of various one-off improvements happening on Fairmount Ave. and nearby in Spring Garden and Francisville. During the past few years, Fairmount Avenue has seen multiple projects on or just off the corridor, east of 22nd Street.
For example, one block north at 19th & Brown, a few homes are under construction, and there are also plans for four new triplexes as well. A block north of that, a number of projects with a nexus at 19th & Poplar recently wrapped up, plus along 19th in between those blocks some more projects are appearing now or coming very soon. The result is a Francisville and Fairmount Avenue that look very different than they did just a few years ago. And with all the new residential units, one can imagine the retail along Fairmount Ave. that’s seen various businesses open of late will only continue to improve. And down near Broad, with the JBJ Soul Homes mixed-use project at Fairmount & Ridge hitting the home stretch, and plans still for more projects in between, Fairmount Ave. has become entirely redefined in terms of value both residential and retail.
