According to the zoning docket, 924 North 15th Street LLC is planning on developing 924 N 15th St. (shocking, right?). This project, just a few blocks north of the development we just told you about earlier today, marks yet another vacant lot in Francisville that’s getting filled in with new construction (assuming the ZBA approves it, of course). One thing makes this particular project stick out:
The parcel in question sits right in the middle of a few other vacant lots. When it’s built, it will be surrounded by… nothing. The vacant lot to the north, 926 N 15th St., was purchased by a developer about a year ago for $30K. No idea when or if this individual intends to build on this lot. As for 920-22 N 15th St., which sit to the south, we can only hope they get developed in our lifetimes. Those lots are owned by the City of Philadelphia, and have been since 1989.
To the west of these lots, several homes on Cambridge St. have been purchased by developers in the past few years, and are occupied as rentals.
Looking south down 15th St., you can see a number of newish homes as well as a new construction, still-in-progress home on the 800 block that we last looked at in February. And to the north, on the other side of Girard Ave., there’s plenty of ongoing and upcoming development targeting Temple students.
With the building that’s taking place in both directions, it comes as no surprise that this lot will soon be under construction. Hopefully, the surrounding lots will follow in the near future.
