The 2400 block of Frankford Avenue is perhaps best known for being the home of Philadelphia Brewing Company, makers of Kenzinger and other tasty adult beverages. While many other blocks of Frankford Ave. have seen tremendous infill development over the years, this block has maintained a higher level of vacancy. But with three projects now under construction, that vacancy is definitely on the downswing.
2413 Frankford Ave. is a large property that stretches from Frankford to Trenton Avenue, bending slightly along the way. It sat as a vacant lot for quite some time, but now developers are working on a mixed-use building with a ground-floor commercial space and two apartments. A sign on the site suggests that each unit will have two bedrooms and two bathrooms, and we'd say it looks like it'll be condo play.
Looking up the block, we see that 2427 Frankford Ave. is facing a similar fate. Like its near-neighbor, this property was vacant for a long time and now it's getting a mixed-use building with retail and two apartments. Unlike the other property, it doesn't go all the way back to Trenton Avenue. We're not sure what either property will look like when they're finished but we're willing to bet they'll look different than the new building across the street, in front of PBC.
This is either a triplex or another mixed-use building, sitting in the middle of a bunch of vacant lots. Considering the massive commercial building in its backyard, maybe a little extra residential wouldn't the worst thing in the world. Hey, at least the people who eventually move here will have some very easy beer access. And whatever businesses open in the retail spaces across the street would be glad to have the additional customers. Either way, look for additional construction on the adjacent lots in the near future.
