We’ve covered several projects from Carmel Developments in some interesting locations. Most notable was the condo project on the 1000 block of Fairmount, the Fairmount Abode. Last year, they built a four-unit building in a far more standard location, on the 1200 block of Fairmount Avenue. With their newest project, they’re perhaps splitting the difference geographically.
The developers purchased 2476 and 2478 Frankford Ave. last year for $30K each. As you can see, a hole was dug somewhat recently, in preparation for foundations for two new structures. According to the L&I Map, one of the buildings will feature three apartments and the other will have two apartments and a commercial space. Harman Deutsch has done the architecture, and while we don’t have renderings, this is what Carmel’s last project renderings looked like.
Clearly, these new buildings will be a nice replacement for a long vacant lot. Interestingly, this isn’t all that’s happening on this block. Look again at the photo above, showing the street view from a couple of years ago. Now look at this:
As you can see, the windows have been enlarged and one of the doors has been replaced. Paper is in the new windows. This would seem to indicate to us that a new business is coming soon to the space. Has anyone heard any news about this? And isn’t it great to see all this action so far up Frankford Avenue?
