In March of 2012, we told you about plans for five new homes next to Palmer Park, on a triangular piece of land bordered by Memphis, Orange, and Earl Streets. Back then, a one-story triangular warehouse stood on this site, but that building is now history.
While the triangular building above has been demolished, the warehouse in the background remains more or less the same, at least to the naked eye. That should soon change, as Domani Developers will be converting the building into 57 apartments and a new City Fitness location. We told you about this project over the summer, and the plans were approved by the ZBA earlier this month. But we digress.
Recently, framing finally got underway for the homes that are replacing the warehouse pictured above. When we were in the area last week, we noted that framing was progressing nicely.
The homes will, according to the sign out front, each have 3 bedrooms, 2.5 bathrooms, a deck, a garden space, and a parking spot. Prices start at $449,900. And while those prices may seem a little high, they’re right in line with some other nearby developments like Norris Point and other new homes currently listed in the vicinity.
And when you think about it, this location is really desirable. There’s a park next door and a new gym on the way around the corner. Frankford Avenue is a block away, with its retail, dining, and entertainment. There’s a new grocery store just on the other side of Girard. Sure, Center City isn’t exactly walkable from here, but that’s what the El is for, right?
