As we’ve told you numerous times over the past year, MM Partners is a driving force behind the development activity in the Brewerytown neighborhood. And in 2013, they will continue to play the same role. We told you about one of their 2013 projects, Cambridge Row, just the other day. Today, we’d like to give you a few details about another MM Partners project, 30 Baltz.
As the name suggests, 30 Baltz will be taking place on the 3000 block of Baltz Street, which has gotten a couple of new houses in recent years and will soon be getting a new coffee shop at the corner of 31st Street. This particular project will see three vacant lots on the block get redeveloped, starting with the northwest corner of 30th & Baltz.
Four blighted homes previously occupied this corner, but they have all been torn down and the corner now sits vacant. Soon, however, according to a zoning notice, an eight unit building will rise on this corner which will be nearly 45′ high. While this building will dwarf the mostly two-story homes on the block, it will bring some new neighbors to a block that is on the upswing but still has plenty of vacant homes.
Also part of the project, MM Partners will be constructing two extra-wide homes on the two vacant lots remaining on the block. 3013-15 Baltz and 3039-41 Baltz will be single family homes, and one of the two is already under contract, according to the developer. With a width of 28 feet or more, we imagine that the second home will likewise soon find a buyer.
It makes us optimistic for the future of Brewerytown to hear about projects like this from an active developer with a strong focus on this the area. We’d imagine that the two projects mentioned today won’t be the only projects in the area from MM Partners in the year to come, and we’ll be sure to keep track of those mentioned and any others that come down the pike. With a new supermarket, a growing commercial corridor on Girard Avenue, and plenty of residential development, Brewerytown seems poised to take the next step.
Now if only someone would step in a develop the Red Bell Brewing Company…
