In our last post, we told you about four homes filling in a vacant wooded lot in Fairmount, and wondered how a lot could sit vacant for so many years in such an established neighborhood. As it’s strange to see vacant lots in Fairmount, it’s also unexpected to see vacant land remaining in Bella Vista, which has likewise seen the vast majority of its empty land developed in the last few decades. Which brings us to 606-08 S. 8th St., a double-wide lot just south of South Street, which has remained vacant despite the surrounding development in the neighborhood.
Recently, a reader checked in and gave us the heads up that they spotted a hole on this site, indicating that a developer had broken ground here. According to public record, the lot was purchased by Lily Development a couple of months ago for $480K. We last checked in on these developers when they were building new homes on the 2000 block of Saint Albans Street, and with those homes finished and sold, it seems they’re moving onto their next project. From what we can tell, these developers were previously in the rehab business primarily, but with the success of the Saint Albans project it seems they’re making new construction a big part of their approach moving forward.
According to the permits, these will be single family homes with garage parking. Like most new construction with parking in this neighborhood, we imagine these homes will sell for premium prices, even though they’ll be extremely close to South Street. We’ll be sure to keep an eye on the progress for these homes, and will provide some updates once construction has really gotten underway.
