A few months back, we reported on a 19-unit development on the 800 block of Christian St. From the looks of it, this project should be moving forward in short order. Cars haven’t been regularly parking on the lot for a couple of months now, and the old chain-link fence was recently replaced with a plywood fence.
Across the street is a lot that’s been vacant for as long as we can remember, with a sign advertising new townhomes on the way. The sign has also been there for quite awhile. The townhomes, not so much.
On the east side of Darien St., there are currently five houses and a parking lot with three condo units. From what we can piece together, the southernmost homes were built in the last two or three years. The parking lot is for homes on Mildred St. that were built in 2005. The three homes on the northern end of the street were built in 2003. The southern lots, 817-825 S Darien St., have been vacant for at least the past twenty years.
807 Mildred St. LP purchased 807-825 S. Darien St. in 2004 for $1.65M. In the past couple of months, completed homes 813 and 815 S. Darien have gone under contract for over $600K, but the company’s appetite for developing the remaining parcels seems to have waned. To that end, they recently put the remaining parcels on the market, and have all of them under contract. 817-821 S. Darien was listed for $650K, and 823-25 S. Darien was listed for $425K.
By the end of the year, the sales for all of the remaining parcels should be complete, and these highly desirable lots should be on their way to being developed at long last.
