We didn't even know where to find the 1200 block of N. Etting Street as recently as February, yet a few days ago, we visited the block for the third time this year. A couple of readers had tipped us off about some heretofore unnoticed construction in the area so we trekked up to Brewerytown to check it out. When we first visited the block back in March, two new homes were at the tail end of the construction process but the rest of the block was a desert of vacancy. In May, we told you that the same developers had gotten approval for five more homes on the block, but we weren't sure whether they'd break ground quickly or take their time. Those homes are now under construction, so they clearly weren't taking their time too much.

The two homes on the west side of the block sold a couple months back for $340K and $345K. The developers have already listed one of the new homes, with an asking price of $375K. As the block continues to fill in, it's quite reasonable to expect that the prices will slowly climb. Of course, the huge piles of construction debris will not be any kind of help.

You can see in the second image, there's some additional construction happening nearby on some formerly vacant lots on the 1200 block of N. Pennock Street. It's more construction from the same developers, in this case combining three lots into two to build a pair of additional homes.

These homes aren't listed yet but considering that they'll each include garage parking it's a safe bet that they'll each be listed for over $400K. And if the developers could find a way to clear away the debris from the surrounding area, we have no doubt that they'll get some buyers lickety split.
