We'll be the first to admit that West Passyunk Avenue doesn't really hold a candle to East Passyunk. And we'd think that just about every business and property owner on either corridor would concur. But still, West Passyunk has something to offer, and some new businesses are starting to spring up. And perhaps you'd be interested in owning the next business to open here.
2200 S. 19th St. is a triangle-shaped parcel at the corner of 19th Street, Jackson Street, and West Passyunk Avenue. It's a bit of an odd property, with a collection of small one-story buildings scattered around, and it has been home to a water ice place and a produce vendor in recent years. Also, it's been listed for sale a few times over the years, most recently for $400K in 2015. Now it's listed for rent for $1,825/month. Given the current state of the property, we have to think that water ice or produce would be the highest and best use for the property if somebody were to rent it. Alternately, it could be a nice location for a concept similar to the excellent Heffe Tacos in Fishtown. The best idea might be to offer to buy the property outright and construct a mixed-use building.
West Passyunk is never gonna be East Passyunk, but this could be a neat opportunity to get onto this corridor while prices are still pretty low. If you've been dying to share your water ice, tacos, or whatever else with the world, perhaps this location could be the one for you.
