Today we're looking at several projects coming from different developers on adjacent blocks off of Trenton Avenue. This one will be a little tricky if your Fishtown / East Kensington geography isn't great, so let's start with a little help from Google Maps.
The pin sits at 2136 E. Firth St., the site of the Parish House project that we've covered a couple times before. Remember, Red Oak Builders is taking the former Parish House from the now-demolished Grace of God Church of Deliverance, and converting it into five townhomes. Around the corner, the land that was previously occupied by the church will soon turn into six new townhomes, though that's the work of a different developer.
Across the street from the Parish House project at 2131 E. Firth St., a new building is under construction on a formerly vacant parcel. We initially thought that the project involved the construction of two town homes, but we were incorrect. In fact, it's a four-unit condo building called the Firth Four. One of the units, with 2 bedrooms, 2.5 bathrooms, and almost 1,500 sqft of living space, is currently listed for $330K.
Now let's go around the corner to the 2100 block of E. Sergeant St., and look directly behind the Firth Four project. Here we see another newer building at 2130 E. Sergeant St. which we're pretty sure was built last year as a triplex. Also, a one-story garage (technically with an address of 2135 E. Firth St., to make things extra confusing) has a zoning notice on it. There was a proposal here to demolish part of the garage, which naturally runs all the way to Firth Street, and build a triplex, but it got denied by the ZBA. There's a Motion for Reconsideration on the table, with a hearing scheduled for the end of the month. Anyone know why this got denied?
Looking across the street, we spy two new single-family homes at 2139-41 E. Sergeant St.
These homes, we believe, are part of a larger project that we told you about last fall. Most of the project will actually be taking place behind these new homes, on E. Hazzard Street. Demolition has already occurred, so look for four duplexes in the near future on Hazzard, across the street from Pops Skatepark.
Okay, that's enough for now. With all this jumping from block to block, we're making ourselves a wee bit dizzy.
