Earlier today, the zoning agenda for next week's South Philadelphia HOMES meeting got posted to Facebook and we spied a project that we would not have expected. 2438-48 Federal St. sits right next to the 25th Street viaduct but developers have the 20K sqft property under agreement and are looking to build a residential development here. The property is (not surprisingly) zoned for industrial use, so they'll need some serious variances to build their desired project.
The property is currently home to South Philly Propane, but the developers are looking to build nine duplexes and ten single family homes, each unit with parking. We won't see a site plan until next week, but we'd have to imagine that the homes will front Ellsworth and Federal Streets and the duplexes will sit closer to 25th Street. Then again, maybe not. But the fact that a developer is looking at a lot that's right on the border of Grays Ferry for a project like this and the fact that it pretty much sits under the viaduct gives you an indication of just how crazy the demand is getting for new construction in Point Breeze. We wonder, will buyers be willing to accept this location? At least one developer seems to think that they will.
The SPHINC meeting next week will also feature the mixed-use proposal for 24th & Wharton, so we'll have much to report in just a few days.
