In East Kensington these days, it seems like Coral Street is the new Amber Street. Last week, we told you about seven 12-wide homes coming to the 2200 block, to be built by two different developers. Then we caught you up on two more homes under construction where E. Huntingdon meets Coral Street. Today, we look at three projects taking place in between them.
A few months ago, we showed you a new hole in the ground at 2441-43 Coral St., predicting the construction of two new homes. Public record at the time indicated that 2445 Coral St. had been owned by the same investor since 2005, and we doubted it would be developed any time soon. How wrong we were. It was not long after that BMK Homes, the same developers building the first two homes, acquired the adjacent lot. All three are currently under construction, and the first two are under contract at a list price of $300K. The home closest to us in the photo above is listed for $319K. As for the formwork next door, that'll be a duplex, but from a different developer. It's still listed for $450K as it was in the spring.
Just a half a block away, another vacant lot is on the outs and another home is under construction. This is another BMK project, which will be listed for $325K, according to their website. It will also have extremely convenient access to Erica's Sports Bar.
Coral Street is hot, and there's still plenty of vacant lots waiting for redevelopment. But we have a feeling they won't be there for long. And in a couple of years, we have a funny feeling we'll be saying the same stuff about Emerald Street, as one of our commenters so wisely suggested last week.
