Almost a year ago, we told you about the possibility that three homes on the 1900 block of Titan Street would be demolished and rebuilt. One in particular, 1944 Titan St., seemed like an attractive candidate as it was sitting vacant and blighted at the time. All three are owned by the same developer, Fundamental Investment Group LLC, and all three projects met with rejection last summer at the ZBA.

In the past

Despite the denial from the ZBA, the developers have gone ahead with the demoltion of the worst of their properties on the block. Permits pulled allow for the interior and exterior demolition of this property, ostensibly due to code violations. Passing by yesterday as the snow began to fall, we saw that the entire facade is gone.

Yesterday

For this property, we're not even sure why zoning was a consideration. With a three-story building next door, no third-floor setback is required by the code. The lot is 55' deep, which allows for a decent 38.5' deep home by right. And with so much additional development nearby, it's clear that buyers have their eyes on this intersection.

Foundations on Titan Street

A couple of weeks ago, we told you that groundbreaking had taken place for a new home on the southwest corner of 20th & Titan. Two stories have been framed for this new home already. And last week, two more foundations appeared on the 2000 block, for a project we first told you about over the summer. No doubt, the developers for these projects are grateful that one of the most unattractive and blighted properties nearby is being rehabbed. We're just left wondering why the folks doing it aren't tearing things down completely and starting over from scratch. Still it's a big step forward for the block, as the next block over also takes steps in the right direction.
