About two blocks north of Girard, the ongoing construction of three single-family homes at 4th & Harlan is one more project in the burgeoning South Kensington neighborhood, which is about to be slammed with two huge projects that could bring more than 500 new units to the area.

As we told you back in April, the developers for 1415-19 N. 4th St. are BMK Properties. The homes are replacing a strip of three long-time vacant lots that stuck out on this residential block like missing front teeth. Two of the lots were previously owned by the PRA, and the middle lot was owned privately. The new homes are fairly standard brick row homes with large windows, and are designed by KJO Architecture.

This string of new homes just adds to the mix at a time that South Kensington is seeing its most active redevelopment in years. Soko Lofts, over three-hundred units at 2nd & Thompson, has been approved, and the 200-plus unit Liberty Square development has also been proposed nearby. Meanwhile, at Front & Oxford, a large-scale adaptive reuse project is well on its way.

Now that Northern Liberties is almost all built up, and Fishtown is seeing record development numbers, it seems that South Kensington is the next in tow for spillover development. We'll be on the lookout for more one-off developments in pockets of South Kensington as they pop up, as well as larger projects, should we hear of anything coming down the pike.
