We admit, we don’t get to Manayunk or Roxborough enough. But when we do, we almost always find some new and interesting projects to cover. Often, the topography alone makes a project noteworthy. Take the Treetops at Terrace development for example. These three homes were constructed a couple of years ago, replacing a vacant hillside lot. All of them sold for over half a million, and the owners get to enjoy some very unique homes.

With the success of this project, the same developers have moved forward onto a second phase. Part of this entails the renovation of 4254 Terrace St., which previously boasted a stucco facade. In addition, a new home is being constructed next door, on a similar hill as the homes in phase one.

According to the listing, the new home will have almost 3,000 sqft of living space, with 3 bedrooms, 3 bathrooms, and 2 additional half bathrooms (that’s a lot of toilets). The homes built in the first phase of this project were built to “passive house” standards, but the listing for the newest home makes no mention of that feature. Perhaps buyers weren’t into it? Or maybe it’s happening but it’s just not in the marketing materials.

Either way, this is going to be a huge house in a wonderful location with a heck of a view. It’s right above (literally) Manayunk Park and a couple of blocks from Pretzel Park. Getting to those green spaces will be a pleasure for whoever ends up living in these homes. Getting home, however, that will be an uphill climb.
