A week ago, we told you about plans for four buildings with fifteen condo units to replace a vacant lot at 21st & Federal. Today, we have some info on a much more straightforward project a block to the west that will transform a lot that’s just as vacant as the lot on 21st Street. Here, check out the corner of 22nd & Federal.
Developers recently purchased a lot on the corner which extends north to Annin Street. The plan here is to subdivide the lot into two parcels and build one home that fronts Annin and another that fronts Federal Street. Keep in mind, you’re looking at multiple vacant lots in the photo above, the homes in question will be on the far western edge of the lot, and some vacant land will remain next door until the adjacent property owner decides to build.
Immediately to the north of the two future homes is the shuttered and hilariously named Star Track Lounge. With multiple unresolved violations, we suspect the property owners will either fix up the building or sell it off in the near future. Next door to the bar is a new home from JBS Renovations that’s approaching completion. It went on the market a couple of weeks ago, and is listed at just under $390K. If they get that price, we’re pretty sure it would be a record for the neighborhood.
Bodes well for the two homes planned just a few doors down, don’t ya think?
Disclosure: OCF Realty, parent company of Naked Philly, will be the broker for the two homes at 22nd & Federal.
