Last August, we told you about some interesting construction activity on the 1300 block of S. Howard St., as a warehouse picked up an additional two stories and the warehouse next door got torn down. You can see, the change on the block has been fairly dramatic.
In the photo above, you may notice the presence of zoning signs which relate to a zoning hearing that took place last week. At the hearing, developers were given approval for the construction of six new homes on this lot, which stretches from Howard to Hancock Street. From the looks of it, three homes will front each street. Each home will have a roof deck and garage parking.
The other sign on the property indicates the possibility of subdivision into ten lots, which may seem a little confusing for this parcel. Doing a little digging, we discovered that not only has this property been put under contract at an asking price of $750K, but the warehouse immediately to the south on Earp Street, next door to a new home we told you about last fall, is also under contract at an asking price of $450K. So it seems quite likely that the sign you see on Howard Street was inclusive of the property on Earp Street. And while no permits have been pulled as of yet, we wouldn’t be surprised to learn that an additional four homes will soon be rising on little Earp Street, right around the corner from the new homes that will soon rise on Howard and Hancock.
We’ll keep an eye on this project, which represents yet another addition to the parade of new homes coming soon to Pennsport. Fortunately, this project isn’t coming at the expense of a beautiful old church, like the one taking place nearby at 3rd & Reed.
