It’s been over half a year since we last checked in on the Lincoln Square project on the northwest corner of Broad & Washington. A reminder, this project will eventually include 322 apartments, over 100K sqft of retail space, and more than 400 parking spots. A mini-Target and a Petsmart are confirmed as tenants in the new building, and a Sprouts grocery store will take over the historic Philadelphia, Wilmington and Baltimore Railroad Freight Shed on the site. As we’ve said on many occasions, the combination of density and amenities makes this project a game changer for both Washington Avenue and South Broad Street.

When we last checked in on this project, it was pretty hard to conceptualize what it would ultimately look like because most of the work had taken place below grade, aside from interior demolition for the train shed. In rather short order, the construction crews have torn through the framing process and we’re pretty sure the building has already been topped off. We see that cladding is being installed on the first few stories, giving a taste of the finished product. Here are some images, from a variety of perspectives around the property.

Yeah, that’s some pretty strong progress in a relatively short period of time. Of course, there’s still plenty of work yet to be done, with almost all of the interior work still to come. Nevertheless, it won’t be long now until the property looks like this:

Remember, for years this property was one of the most embarrassingly underdeveloped properties in the entire city. Soon enough, the property will serve as a beacon of hope for development on two major corridors. As for the northeast corner of Broad & Washington… maybe we’ll get some clarity in 2018.
