We got an email the other day from a reader with news about a new project in the works for the 1300 block of Buttonwood Street. A couple months ago, we updated you on two projects on the 1200 block of Buttonwood Street and a couple years back we wondered whether a large parcel on this block could see massive redevelopment. Still hasn't happened, sadly. While the corner lot on this block remains vacant, 1325 Buttonwood St., which is currently a one-story garage, should soon be redeveloped.
The property, which sold for $300K last month, offers a unique development opportunity. It's a little over 32' wide, and it's a little over 90' deep. Intuitively, you might expect four new single-family homes here. But the developers are thinking bigger. Initially, they proposed a ten-unit building with four parking spaces on the first floor, but the project was eventually scaled down to eight apartment units with four parking spots. Two of the spaces will be accessed from a garage on Buttonwood, and the other two spots will be accessed through a garage on Nectarine Street.
The ZBA approved this project, designed by Plato Studio, last November. Look for demolition to take place sooner rather than later, and for work to begin on the new building in the near future. Here's hoping that redevelopment of the large vacant lot on the block will follow soon after. Or are we just dreaming too big?
