A reader pointed out 262 E. Girard Ave. to us, home of the Philadelphia Martial Arts and Kickboxing Center, to our attention recently, as a new use in a rather old building.

This historic property was, for years, home to the Greentree Tavern and within the last decade apparently contained a “hotel” with eighteen rooms. After a few years of vacancy, the upper floors were converted into market rate apartments, and more recently, the empty bar was converted into a martial arts gym. What a great new use for a classic old building, yet another piece of the growing scene on Girard Avenue in Fishtown.
